COMSATS University Islamabad, a premier federal institution located in Islamabad, invites acquisition proposals for a high-specification residential property to serve as the official residency for the Rector. The property shall be situated in prestigious localities of Islamabad including Behria Enclave, Behria Town, Gulberg, DHA or other posh areas, with a plot size of 1000 square yards or 40 marlas featuring approximately 50 percent ground coverage. The residential structure must comprise a minimum of 8000 square feet across two storeys with an RCC frame structure certified by a registered engineer, including five bedrooms, six bathrooms, drawing and dining room, kitchen with dirt kitchen, study room, servant quarter, laundry room, powder room, and parking for at least three vehicles.
The property must be structurally sound, free from encroachments and legal disputes, located on at least a 40-feet wide street at relatively higher ground level, and must be no more than five to seven years old. All utilities including functional electricity connection, natural gas fitting and connection, water supply, sewerage, optical fibre internet and telecommunication connections, and adequate drainage systems must be operational. The building shall possess premium finishes meeting current construction standards in Islamabad with marble, granite, or porcelain flooring, ceramic tile dado in bathrooms and kitchen, finished ceilings, solid wood doors, and no defects, seepage, structural cracks, or deterioration.
Prospective bidders must provide clear and marketable title documents free from mortgage, lien, litigation, and encumbrances, along with approved building plans from relevant civic authorities, property tax clearance certificates, utility bills, ownership documents, CNIC or company documents, affidavits regarding litigation-free status, completion certificates, as-built drawings, and submission drawings. The property must be immediately occupiable with minimal repair requirements and transferable under applicable Pakistani laws and regulations.
