The Peshawar Development Authority (PDA) in Hayatabad, Khyber Pakhtunkhwa, has announced a one-time opportunity for restoration of residential plots and houses that were previously cancelled on account of non-conformative land use prior to 23 December 2024. This special and limited-time concession is designed specifically for owners whose residential properties were cancelled due to unauthorized commercial or other non-conforming use. Eligible applicants may restore their plots or houses by discontinuing the non-conforming activity, clearing all outstanding dues, and depositing the prescribed restoration charges according to PDA's approved rates.
Restoration charges are tiered based on plot size: Rs. 30,000 per Marla for plots measuring 5 to 9 Marla; Rs. 45,000 per Marla for plots measuring 10 to 19 Marla; and Rs. 60,000 per Marla for plots measuring 20 Marla and above, representing 10%, 15%, and 20% respectively of current restoration charges. All applications along with prescribed restoration charges must be submitted to the Directorate of Estate Management, Hayatabad, on or before 15 July 2026. This is a strictly one-time opportunity and shall not be treated as a precedent; no further relaxation will be granted in future. After expiry of the stipulated period, all non-compliant cases will be dealt with strictly under applicable Building Regulations, with restoration charges enhanced from Rs. 300,000 per Marla to Rs. 500,000 per Marla effective from 16 July 2026.
